Sufficient
greenery is provided at the fore of each building thus providing
a sit out area that can be used for social activities such as
barbeque or simply just to sit out and chitchat with friends and
family.
BUILDING SPECIFICATIONS
FOUNDATION
The foundation is of the reinforced
concrete raft type 200mm thick, not exceeding 900mm high, made
of concrete mix of 1:2:4. A polythene damp proof membrane will
be used to cover the foundation, upon which a cast mesh reinforced
concrete floor slab 125mm thick will be laid, with duct/piping
provisions allowed for to accommodate necessary installations.
WALLS
The walls are made of EcocreteTM
(external cladding) and EcoplyTM (internal core) panels screwed
unto framed galvanised studs utilising galvanised self-tapping
screws. All joints are sealed for water and air tightness using
proprietary ecocrete binding material, which is dressed so that
it is flush with the wall surfaces. At pre-determined positions
along the walls, framed galvanised studs that enclose reinforced
concrete pillars are installed. The total wall thickness (i.e.
from outside to inside including the air cavity) is 150mm. Curtain
walls, however, are 125mm thick.
SUSPENDED SLAB
This consists of reinforced concrete
slab 125mm thick. Beams are strategically positioned for load
support.
ROOFING
Oven baked colour long span aluminium
roof sheets, 0.55mm thick, are fixed on treated hardwood trusses.
The trusses are placed at 1200mm centers. Ridge capping will be
250mm girth twice bent 0.70mm aluminium sheet. Eave projection
will be 600mm. Fascia board is to be covered with the same aluminium
sheets as the roof.
INTERNAL DIMENSION/LAYOUT OF ROOMS
These are as per the dimensions
detailed in the floor plan drawings. The gross floor area (ground
and first floor) being 225m2.
CEILING
Comprises of ecoply panels fastened
unto wood noggins and then screeded flat with P.O.P. All ceiling
corners/angles are to be covered with P.O.P cornices and painted
with white emulsion paint. Eaves are plastic T & G strips
fixed on wood noggins.
DOORS
Entrance doors are bullet proof
security doors 1200mm wide by 2100mm high. Internal doors are
solid core “flush” doors fixed on polished hard wood
frames, which incorporate high gauge brass hinges and standard
mortice keys. Door frame edges are to be trimmed with polished
wood architraves.
WINDOWS
Aluminium casement windows fitted
with 5mm reflective glass are to be used. Projecting types are
used in toilets.
BURGLARY PROOF
Burglary proof bars are to be
fitted to all windows on the ground floor.
WINDOW HOODS
Aesthetic window hoods are to
be fixed around every window.
STAIRCASE HANDRAILS
This will comprise of wrot iron
frames, topped with polished wood rails and polished wood side
boards.
ELECTRICAL INSTALLATION
All wiring and piping is conduit.
Wires are standard Nigerian cables. Switches are British standard
brands. Fittings are quality types varying from wall brackets,
ceiling recess lights, drop lights, chandeliers, fluorescent lights
etc, which are strategically located for desirability and more
importantly to ensure proper illumination of the space. Two electrical
sockets, telephone and TV jackets are to be provided in each room.
PLUMBING AND SANITARY FITTINGS
All supply pipes are conduit,
with pressure PVC pipes for cold supply and copper pipes for hot
supplies. Drainage pipes are 100mm diameter PVC pipes. Shower
tray, waste cubicle, wash hand basin are to be standard white
twyford types. Bath tubs are Ariston or equivalent. Fittings are
American or British standard. Twin-basin sinks are to be fitted
in the kitchen.
FINISHING
Entrance porch, living room, stair
steps, guest dining area, private lounge and lobby floors will
be finished with vitrified tiles. Walls in these areas will be
dressed with one coat of texcote paint, and polished wood skirting
fixed along the joints where the floor tiles meet the walls. Kitchen
and toilet room floors are standard ceramic tiles. Wall tiles
in these areas are ceramic, laid to full height of walls. Fitted
mirrors, shaving lights and extra sockets will be installed.
All room floors will be finished
with standard ceramic tiles. Internal walls will be painted with
one coat of texcote paint. Polished wood skirting will be fixed
along the foot of all walls. All external walls will be painted
with texcote paint. EcobrickTM panels will be fixed at the foot
of external walls.
FIXTURES
Wardrobes: 3000mm wide polished
wardrobe built to full height of wall to be fitted in master bedrooms.
2400mm wide wardrobes to be fitted in other rooms, including guest
rooms.
Kitchen units: Granite marble
tops and wall-mounted cupboards as well as provisions for cooker
unit sockets, extractor fans and extra sockets for 3 or 4 utilities.
Air-conditioning: Space will be
allocated for the installation of window unit air-conditioners.
Switches are to be provided near allocated spaces.
CIVIL WORKS
SEPTIC TANK
A reinforced concrete septic tank,
1500*3500*1800mm deep, will be provided for each house and will
include all necessary inspection chambers. All waste discharge
pipes will be constructed and connected to the septic tank.
KERBS
These are to be fixed around the
house at a distance of 600mm from the foundation as is necessary
to mark flower bed area.
PAVING STONE
Each house will be provided with
adequate paved area to accommodate four (4) average-sized motor
cars. Sufficient greenery is to be provided around the houses.
Various houses are to be separated with the use of metal spikes
and or low hedge.
FENCING
This comprises fencing around
the premises in accordance with the site plan. There will be one
metal gate for entrance/exit.
